“GCN Development” together with the Agency "Gorelovo industrial zone" is a group of companies developing territories in the Lomonosov district of the Leningradregion, and actively participate in the development of the industrial zone "Gorelovo." (its nothern part of 230 hectares.)  

By today experts have prepared planning documentation for the land. By the end of 2008 will be over the creation of the infrastructure necessary to provide engineering capacity. Program for engineering training includes construction of the supply pipeline length of 6 km, water and sewage collector, disposal biological structures, power complexes with a total capacity of 100 MW. Within the zone will be held local roads and driveways.

Potential investors today really like the opportunity to establish a business in the industrially prepared territories. And today in the industrial zone "Gorelovo" already settled companies such as "Philip Morris Izhora", "Kraft Foods", "Homa", "Electronic Systems", "Rulog" and two refrigerated warehouses . Now the company construct the terminal of 10 million sq. m, for Moscow investors.
Sergei Bratchuk, CEO of “GCN Development” talks about particularities of industrial area development and construction of new enterprises.

- Industrial zone "Gorelovo" has unic location -  2.5 km from the Ring Road junction, 12 km from the Main Sea Port. Even less distance to the airport "Pulkovo". Today, the only problem is the slow network of Volkhonskoe highway. But it is a matter of time, and in the future  the highway will expand. Therefore, the industrial zone "Gorelovo" in my opinion, has a lot of potential. Rush to take advantage of this potential, both local and foreign customers. For example, this year we’ve done the project "Elsy" - a small industrial building for JSC "Electronic systems", which will be the only manufacturer of ticket barriers in our region
Another example of the development of industrial land is the built distribution warehouse of well-known retail chain "Sport Master".

First stage  meant to be completed in May 2008, but we are going ahead of schedule, and within two or three months it will be ready. At this facility due to the lack of domestic sewage, we have made local treatment facilities for storm water and domestic sewage. Internal equipment of warehouse includes all you need for shelf storage. The total cost of the first phase - 15 million dollars. This object is almost totally built of local materials. On its functionality and quality they are not worse of imported equivalents.
Sergey, how does your company choose  partners and suppliers?
- We always study materials market and  know the local producers and foreign. The first criterion for us - is, of course, quality. There is a narrow range of manufacturers that meet our quality requirements. They become our partners.

Now we  use metal frames of the Finnish company "Teryaselementti". And cooperate with the Finnish company Huurre, which supplies the wall panels for refrigerators. Roof insulation roof carries a Danish company Rockwool. Among local partners can mention "PSK Pulkovo", "Petropanel", "Lenstroymontazh."

Now there are many local manufacturers, producing very good quality materials. Today the ratio between domestic and foreign materials 50 to 50 and traced the growth percentage in favor of our manufacturers.

- Which technologies do you prefer?
- We started out with the construction of refrigerated storage. Becouse of it we began cooperation with the Dutch architectural firm Adviesburo Vroege BV, which has a lot of experience in this field. Look refrigerators built in the Soviet time - a kind of high-rise concrete sarcophagus with elevators! But we wanted to create a modern facility.

- Are there any plans to change the specialization of companies in connection with their experience?
- There is a definite intention of dealing with housing - low-rise and high-rise. One of the companies of our group is planning to test a new project "Russian Holland." For it it’s allocated a territory near Peterhof.

Among our projects seven objects. Mostly of  industrial use, which will be located primarily in Gorelovo. I believe that the industrial zone will continue to actively attract business. So for us it is essential to create conditions for the development of the production area and the growth of industries coming here for our prepared infrastructure.
